Why moss loves Portland and Vancouver roofs
Moss needs moisture, shade, and organic debris to take hold — and the Pacific Northwest provides all three for much of the year. Roofs under tree canopy in neighborhoods around Vancouver, Camas, and the West Hills of Portland stay damp longer after rain, giving moss spores time to establish. Asphalt shingle roofs are especially susceptible because the granules trap moisture and organic matter at a microscopic level.
What to look for from the ground
- Green or dark green patches along the lower edge of the roof, in valleys, or around chimneys and vents — these are usually the first visible signs.
- Streaking below moss patches — rain washes moss spores and dark residue down the roof face, leaving streaks even before moss is visible up close.
- Moss debris in gutters — small clumps of moss that have washed off the roof are a strong sign of active growth above.
- Lifted or curling shingle tabs near moss patches — moss roots work their way under shingle edges over time, lifting them slightly.
Why early treatment matters
A small patch of moss caught early can usually be removed and treated as part of a standard moss treatment visit ($250–$600). Left for several seasons, moss spreads, holds more moisture against the roofing material, and can contribute to granule loss and shingle lifting — which shortens the life of the roof and increases the chance of a leak finding its way through a weakened spot. Treating moss early is almost always the lower-cost path.

Does moss actually damage a roof, or is it just cosmetic?
Moss holds moisture against roofing material and can lift shingle edges as it grows, which shortens the life of the roof and can lead to leaks if left untreated for years.
Can I remove roof moss myself with a pressure washer?
We don't recommend it. High-pressure washing can strip protective granules off shingles and force water under flashing. Soft washing and manual removal are safer for most roof types.
